A 6,167-square-foot retail/bank building in a commercial corridor has been sold for $1.33 million.
The sale is one of two recently completed by OR&L Commercial, they are in Branford and Cheshire, respectively.
The prominently located retail/bank building is at 61 North Main St. in Branford, also known as Route 1, and the site comes with “visibility, strong traffic counts and direct access to Branford’s town center” and Interstate 95, while the freestanding brick building also is near “national retailers, local businesses, and municipal amenities,” according to OR&L Commercial.
The two-story building is currently occupied by Ascend Bank (formerly Guilford Savings Bank), and has walk-in and drive-in banking. The bank has been in business since 1875. The bank occupies 2,552 square feet of the building, according to OR&L Commercial.
There also is space available in the building for retail or office uses, according to OR&L Commercial, there is 1,801 square feet available on the first floor and 1,790 square feet available on the second floor.
OR&L Commercial’s J. Richard Lee and Sam Crampton represented the seller, Ascend Bank, and Crampton and Will Braun represented the buyer, 61 NMS LLC.
The commercial real estate firm will also represent 61 NMS LLC for the leasing opportunity, according to OR&L Commercial.
Further, Prospect-based RSS Millworks, a custom millwork manufacturer, is moving into a larger facility in neighboring Cheshire to accommodate growth and increased production demands, according to OR&L Commercial.
The company purchased a 30,600 square-foot industrial warehouse/building for $1.8M at 150 Sandbank Road, according to OR&L Commercial.
This move is to “allow RSS Millworks to expand its manufacturing capacity, streamline logistics and enhance service capabilities to better support its growing customer base throughout the U.S.,” according to OR&L Commercial in a statement.
At the time of the sale the property on Sandbank Road was vacant. The property is on 2.21 acres. The warehouse features multiple docks and drive-ins and 18-foot ceilings.
The buyer and sellers were both represented by OR&L Commercial. Rich Lee and Will Braun of OR&L Commercial in Branford represented the seller, Marshall Enterprises, LLC and the buyer, had representation from OR&L Commercial’s Sam Crampton and Frank Hird, according to the company.
RSS Millwork Services is currently located at 11 Industrial Road in Prospect.
