CT site on major thoroughfare listed for $1.8M. It’s called a ‘strategic location.’

A Connecticut property in an established consumer destination area is listed for sale at $1,850,000, according to the investments associate handling the sale.

The Wethersfield site is the longtime home of the​​​​​​​​​ KFC Wethersfield restaurant at ​​31 Town Line Road, according to the firm of Marcus & Millichap.

The “freestanding KFC is positioned along a heavily trafficked retail corridor” just off Silas
Deane Highway, which has 23,000 or more vehicles per day passing and a quarter mile from Interstate 91, according to Marcus & Millichap. The KFC has operated at the site since 1971, the real estate firm said.

The 2,944 square-foot building was built in 2008 and renovated in 2021; it is on a 0.5-acre parcel with 24 parking spaces and has 9,000 or more vehicles per day along Town Line Road, according to Marcus & Millichap.

The property also is “surrounded by a dense lineup of national fast-casual and QSR brands, including Wendy’s, Taco Bell, Jersey Mike’s, Buffalo Wild Wings, McDonald’s, Raising Cane’s, and Panera,” which are part of making the location an established consumer destination, according to Marcus & Millichap.

Further, nearby Walmart, Stop & Shop supermarket, Comfort Inn, and adjoining Motel 6 drive consistent traffic to the area, according to Marcus & Millichap.

The KFC at the site, which remains, is “operated by PFGS, LLC a proven KFC franchisee with vast experience in operations and over 25 units,” according to Marcus & Millichap.

Marcus & Millichap investments associate Andrew Mueller confirmed the KFC would remain on the site.

The site receives more than “90,000 annual visitors offering a steady stream of passive, reliable income in a dense retail corridor,” according to Marcus & Millichap. “The trade area is both affluent and densely populated, with over 150,000 residents within a five-mile radius and a median household income over $110,000, reinforcing the long-term real estate value of the location.”

Marcus & Millichap notes that Wethersfield is a historic town in Hartford County, located just 6.6 miles from downtown Hartford, is one of state’s oldest towns, and is “committed to sustainability, historic preservation, and active civic engagement with a strong sense of community.”

The firm also noted it as a “strategic location near major highways and Hartford’s employment centers,” which “makes it a desirable residential community with easy regional access.”
