Property of the week: A CT home completely rebuilt to take advantage of waterfront views

There is something about waterfront views. They draw you in and calm you.

Reason enough for the current owner of this home at 180 Batterson Park Road in Farmington to take maximum advantage of the gorgeous waterfront views immediately in front of his house when he gutted it, then completely rebuilt it in 2009.

“The current owner took this property and rebuilt a house that he envisioned for his family. I would call it a craftsman style home. The outside is a combination of wood and stonework. It’s symmetrical, with large windows to the front and it’s positioned so that it has views of Batterson Pond. The entire front of the house faces the pond,” said Brigitte Richter of the Richter and Peck Team at William Pitt Sotheby’s International Realty. She and Sonia Peck are the agents handling the sale.

These impressive waterfront views can also be enjoyed from a large patio at the front of the house. Fortunately a significant setback from the road provided room for this patio along with enhancing a sense of privacy.

“It adds to the living space of the home and the homeowners are enjoying this space a lot during the summer season,” Richter said, adding that with its outdoor kitchen and fire pit the patio, “…is a perfect place to entertain casually for small and large groups.” She called the large fountain just beyond the patio, “pretty special.”

The interior features an open floor plan that is perfect for today’s lifestyle. “It allows for a modern way of living, where spaces are connected and family members or guests can be together while still enjoying separate parts of the main floor,” Peck noted.

The main entry is at the side of the home, with a short step to the attached two-car garage. Upon entering the home you’ll step into a large open living space that encompasses a living and family room area with space for formal dining. Each of these areas enjoy beautiful views of the water. In addition, the living area has a glass slider that affords more waterfront views and easy access to the patio.

The family room section of this area has a wood burning fireplace. Seating can be arranged to create a warm and inviting space in front of the fireplace, while the living room area allows for larger gatherings. This floor plan is highly flexible.

The kitchen, on the other side of the house, “…is very large, with granite counters, stainless steel appliances, and wood cabinets,” Richter said. Built-ins include a gas cooktop, double wall ovens, a dishwasher, and microwave. The bay for a refrigerator features a large stainless steel French door unit.

“There’s a lot of space in the kitchen,” Peck added. “You can actually cook with several people at once. And on the other side of the kitchen, there’s a granite counter that works beautifully as a buffet or side table. You can display food there, or simply sit at the counter.”

The kitchen faces the rear of the home, which offers beautiful views of the large artfully landscaped backyard. A breakfast nook that is open to the kitchen also looks out on the backyard and is ideal for informal dining. Located in an addition at the rear of the home, this combination breakfast nook and sunroom features a vaulted ceiling, floor-to-ceiling windows that form walls of glass on three sides, and access to a large backyard deck. A home office and a half bath complete the first floor, which, along with the second floor, has hardwood flooring throughout.

“The four bedrooms are on the second floor with the primary suite the prime attraction,” Richter said. It is on the front of the house, with large windows and a balcony where you can enjoy a cup of coffee in the morning. “It is facing the pond so you can really enjoy combining the morning coffee with water views,” she said. The primary suite’s private bath has a jetted tub, a large tiled shower, and a double vanity. A large walk-in closet is on the other side of this primary bedroom.

The three additional bedrooms have a good size, Peck said. One of the three has a private bath. The other two share a bath off the upstairs hall. Also off this hall is a laundry room with plenty of space for built-in cabinetry, shelving, a large counter that serves as a work surface, and room for a full sized washer and dryer to be placed side-by-side.

The home’s lower level is partially finished with two rooms and a half bath. One serves as a gym. The other is a large family area that could serve as a home theater. In addition, there is ample space left over for the home’s mechanical systems, storage, and a workshop or hobby area. The mechanical systems have been well maintained, Richter said, and the home features gas heat. It has a private well and is attached to the public sewer system.

In the final analysis, this is a home for all seasons. The waterfront views are beautiful throughout the year and encourage taking advantage of the patio during the warmer months. Come winter, the open interior with its large windows for views of the water and the backyard enhance the feeling of space while providing warmth and comfort for a wide range of activities.
