The developer of a proposed subdivision at 11500 Randolph Street in Winfield called it a “work in progress,” and he agreed to continue working with officials.
Plans for the 112-acre parcel were presented on Wednesday to the Winfield Plan Commission by Michael Herbers, director of land acquisition and development for Diamond Peak Homes.
No action was taken by the plan commission.
The proposed subdivision, which would include a commercial area along with townhomes and single-family homes, would be located directly to the west of Jerry Ross Elementary School.
Herbers said the commercial outlots would be located directly west of Randolph Street, then lead into proposed townhomes next, followed by single-family homes.
He said one of the “biggest hiccups” was planning for the segway from the townhomes to the single-family homes.
Herbers proposed building upscale five- to seven-unit townhomes, which would include two-car garages, private patios and a common courtyard.
Cost of the 55 townhomes would be $375,000 to $450,000 and size would be 1,600 to 2,300 square feet.
Other plans for the subdivision include a 3-acre park with a pavilion and benches.
The 165 single-family homes would be in the $650,000 to $850,000 range, Herbers said.
Plan Commission member Jim Hajek and Plan Commission President Jon Derwinski said they weren’t big fans of townhomes over four units.
Hajek said he would like to see the possibility of the addition to the subdivision of three-story units that could be a combination of commercial at the bottom floors and a townhome or residential unit at the top level.
Zoning and location for such a unit would have to be discussed, planners agreed.
“I’d like to see how it fits in,” Derwinski said.
Future discussion will also include traffic issues since the proposed subdivision is right across the street from an elementary school, planners agreed.
No plans have been made for the 10.5-acre commercial lots, Herbers said.
